Job Description:LOOKING FOR FULL TIMEMaintenance Technician to travel between our Freedom, PA property and Cheswick, PA property which consists of ranch style homes that are built and managed by a family owned company. No section eight housing.A Maintenance Technician with Universal Development Management is responsible for maintaining the physical integrity of their assigned property. The Technician assists with all aspects of the property's maintenance including the physical grounds, preventive, corrective, deferred and emergency maintenance.Technical Requirements:A successful Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, and appliances in both theory and practical application.Physical Demands and Requirements: Able to physically perform the following duties for prolonged periods of time: Unassisted lifting up to 50 pounds-Bending-Walking-Kneeling Able to work on step ladders or extension ladders up to 30 feet Able to work in confined spaces, indoors and outdoors in all climates, and environments while adhering to company safety requirementsEssential Duties: Effectively communicate with residents, guests, visitors and staff Conducting maintenance work, service requests, punch-outs, preventative maintenance & seasonal projects Ensuring work is completed in a safe, prompt and professional manner Completing service requests and other job related documentationMaintenance Responsibilities:Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards. These responsibilities include but are not limited to: Vinyl and ceramic floor covering Caulking Countertops and cabinets Window screens and blinds Interior and exterior doors, moldings and trim Electrical fixtures, circuits, receptacles, breakers, switches and fuses Appliances such as stoves, dishwashers, refrigerators, washers and dryers Toilets, sinks, vanities and disposals Rodent control Snow removal Gutters, down spouts and connecting hoses Minor drywall damages Removing bulk trash (including appliances) Clearing drains and sewer linesQualifications: High school diploma or equivalent - technical or trade school preferred Basic proficiency of reading, writing and speaking the English language Minimum 5 years maintenance experience preferred Willingness to perform all required tasks Ability to professionally represent the company in appearance and conduct Supply basic hand tools Maintain a valid drivers' license and reliable transportation Able to work on-call and extended hours (including after hours and weekends; on call schedule rotates between several maintenance technicians) Have and maintain a criminal background check that is free of arrests and convictionsBenefits:Wage is negotiable based on experienceQuarterly BonusAdditional Monthly Fuel Allowance8 Paid Holidays, Vacation and Sick Time, Health Benefits (Medical, Dental & Vision), Employer matching 401K PlanUniversal Development has 50+ years of profitable success in building and managing residential real estate in PA and OH.
