An Equal Opportunity Employer - A Mandatory COVID-19 and Influenza Vaccine EmployerResponsibilities:The Maintenance Supervisor is responsible to make a compelling difference in the lives of our residents by providing excellence and innovation in aging services. The Maintenance Supervisor is responsible for the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. Performs tasks that require the application of advanced maintenance and repair techniques and proper and efficient use of materials, tools and equipment. Serves as a member of the Facility Operations team that is responsible for the physical condition of the community. The Maintenance Supervisor is also responsible to work with and oversee other Maintenance personal, ensures that assigned projects are complete. Communicates effectively with other department managers regarding facility operations. Must maintain a safe and trouble-free environment for Residents, Clients, Staff and Visitors.
Maintenance Supervisor essential duties and responsibilities include, but are not limited to:

  • Demonstrate leadership to the facility environmental team clarifying and guiding the maintenance staff.
  • Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.
  • Assists in providing initial response for malfunction of residential HVAC equipment. Performs resets and simple repairs as necessary.
  • Respond to emergency calls for system and equipment failure.
  • Monitors the work order call line and fills out and assigns work order tickets.
  • Monitors timely completion of all work orders.
  • Assist in identifying systems requiring repair/modification/replacement.
  • Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
  • Will assist other Maintenance & Engineering personnel, when necessary, in the completion of various projects or repairs.
  • Insures proper levels of material/supplies for the Maintenance Department to ensure the timely and efficient completion of necessary tasks.
  • Will be expected to work a reasonable amount of scheduled and "on-call" hours as necessary.
  • Performs additional duties requested by the Supervisor, Facility Operations Director in order to ensure the effective and efficient operation within the community.
  • Ability to manage Maintenance and Security while Supervisor is off site.Qualifications:Related Experience: Five to Seven years of maintenance experience in a residential apartment complex, commercial building construction or maintenance. Prior Supervisor Experience. Must possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances. Must have knowledge of HVAC.
    Education or Degree Requirement: High School Diploma; training in facility maintenance work including mechanical, electrical, plumbing and HVAC; basic supervisor training.
    Licenses, Certifications, Registrations: Valid Drivers License. Universal HVAC desirable.
