Maintains high occupancy level for Section 8/Tax Credit
Property. This includes the following: Contacts applicants and
certifies eligibility for program recipients according to Federal
and Local program guidelines. Briefs eligible applicants on housing
program requirements, regulations, and responsibilities. Assist in
maintaining the building between 98%-100% occupancy rate.
Responsible for processing all eligible applicants from initial
application to admission in the Section 8/Tax Credit Programs.
Performs tasks to facilitate the daily operational functions.Job
Requirements: Performs calculations of medical expenses, assets,
and all sources of income. Calculate tenant rent payments, housing
assistance payments, and processes interim & annual
re-certifications as required. Prepares and send out annual
recertification packets and letters to tenants on a monthly basis.
Performs daily computer data entry and word processing. Communicate
effectively both orally and written. Maintains and updates archived
and tenant files. Assist other departments or divisions as directed
by supervisor, including reception duties in absence of personnel.
Performs related duties as required by management to meet the needs
of the residents. Process Income Discrepancies (EIV) and send to
TRACS. Assist with resident activities. Provide input on monthly
Newsletter, which pertains to concerns with annual certifications.
Maintain waitlist to comply with the guidelines for HUD, Tax
Credit, and TSP. Maintain office clean at all times. Comply with
Reasonable Accommodation Requests. Ensure all re-certifications are
finalized in One-Site. Send annual waitlist update letters and
clean up the waiting list by providing notices and comments.
