Job Description:
HHM Hotels & Resorts is seeking a highly skilled professional to
join a stable, dynamic and fast-growing hospitality company that
routinely oversees major renovations and repositioning projects,
from coast to coast, across its portfolio of 235 managed
hotels.
The ideal candidate should possess significant experience in
managing an internal team of project managers across extensive and
minor hotel renovation projects. They must also have expertise in
building and leading processes to facilitate timely reporting of
costs, schedules, cash balances, and bank draws that cater to the
demands of institutional hotel owners and their asset managers. The
candidate should also have prior experience in managing an external
team of professional consultants such as architects, engineers,
general contractors, designers, purchasing/commissioning agents,
cost estimators, lawyers, among others.
Responsibilities:
--- Lead a team of 3-5 internal or external project managers
working across a dozen or more projects that are in various stages
of estimating, planning, or execution.
--- Evaluate, estimate, budget, schedule and lead project
management (including property improvement plans) for sizable
renovations across our portfolio of managed hotels.
--- Prepare estimates for potential projects and hotels in
consideration by our acquisition and development teams.
--- Prepare budgets, timelines, Requests for Proposal, and detailed
information on cost and budget tracking for owners, asset managers,
lenders and hotel general managers.
--- Work closely with owners, general managers, general
contractors, designers, and the various types of professional
consultants outlined above.
--- Source, procure, and lead project architects and other
consultants in the design of active, planned or potential
projects.
--- Source, qualify, engage and manage general contractors and
other third-party consultants and vendors required to execute such
projects.
--- Negotiate final contract terms with consultants.
--- Prepare and monitor detailed timelines, potential displacement,
and overall project development schedule.
--- Monitor the preparation of construction documents/contracts and
related change orders and scope variations.
--- Coordinate the quantity surveyor preparing the construction
budget.
--- Update the financial model for the project to reflect costing
and/or program changes.
--- Coordinate the bidding and contracting process for general
contractors or a construction manager.
--- Monitor construction progress and quality on behalf of our
clients.
--- Coordinate with various asset management and operations teams
to fully understand and define the scope of work of prospective
projects.
--- Interview, select, train, schedule, coach and support
associates, ensuring they perform in accordance with established
brand or hotel standards and consistent with HHM core values. -
--- Follow sustainability guidelines and practices related to HHM's
EarthView program.
--- Perform other duties as requested by management.
Qualifications:
--- Strong preference for hospitality and related industry
experience.
--- A Degree in Architecture, Engineering or Construction
Management is required, in addition to professional training in
project scheduling and business software applications.
--- Management Training or professional development courses in
Management are preferred.
--- Customer service-oriented with strong technical proficiency and
able to prioritize decision-making and effective communication to
stakeholders.
--- Ability to manage complex and highly confidential
information.
--- Excellent social skills, able to operate with diplomacy, tact
and empathy.
--- Ability to think proactively and laterally to maximize
opportunities to promote the work of the organization.
--- Comfortable with working under tight deadlines and capable of
delivering work within a short turnaround time while responding to
changing demands.
--- Previous experience managing several direct reports for at
least 10 years is highly preferred.
--- Ability to use STR reports, P&L's, and balance sheets to
create supportable projections and displacement analysis.
--- Mastery of Excel and project management software is
critical.
