Method Co. is currently seeking talented, highly motivated applicants for a permanent Project Manager position. The Project Manager will join a fast paced, dynamic team currently developing and managing the most exciting design focused hospitality projects in the country while expanding the Method portfolio. The Project Manager will report to Method's Director of Construction and assist with all aspects of preconstruction, construction, and project occupancy. The successful candidate will be involved in the complete spectrum of Method projects and enjoy a wide array of experiences throughout the development process.

Responsibilities


-Project planning including analyses of project documentation and parameters to establish project directives.
-Assist in assembling design and construction teams including soliciting RFP's, analyzing proposals, and negotiating contracts.
-Manage the design team during the preconstruction and construction process to ensure project goals are met.
-Liaise with community groups, neighbors, and surrounding businesses to facilitate project approvals and maintain positive relationships.
-Assist in the entitlement process including obtaining zoning, building, and trade permits and approvals required to develop projects.
-Developing and maintaining schedules and budgets including supporting information for project proformas.
-Construction oversight including evaluation of RFI's, change orders, substitutions, design direction, preparing and managing cost reporting, monthly reports, cash flows and schedule updates.
-Track progress of projects against goals, objectives, approved budgets, approved timelines. Reports status and variances and create plans to meet objectives, budget and schedule.
-Assemble solutions for complex issues to allow company to make informed and critical decisions.
-Set agenda for and lead critical meetings throughout the development process. Provide meeting minutes to properly document critical discussions and decisions throughout the project.
-Coordinate Owner's Work Schedule with all other activities including IT, furniture, equipment, and testing and inspections.
-Project closeout including obtaining closeout documents, warranties, negotiated final payment, settlements, and release of liens.

Skills & Qualifications

-A degree in Construction Management, Engineering, or Architecture highly preferred.
-Preferable 4-6 years' experience in high-end multifamily, F&B, hotels, and related hospitality projects
-Ability to understand and evaluate project documents including architectural drawings, specifications, contracts, leases, and other critical documents to deliver a project which maintains the goals and requirements established early in the project.
-Entrepreneurial focus with ability to handle multiple assignments concurrently.
-Previous experience managing construction projects or general contractors.
-Possess superior negotiating skills to allow resolution of disputes and issues to avoid costly delays and disruption to the projects.
-Ability to solve complex problems while evaluating associated risks to result in the most advantageous outcome.
-Proven results of delivering projects on time and on schedule.
-Proficient with Microsoft Office Suite, including Excel, Project, and Bluebeam or Adobe PDF.
