Job Description:

Project Manager Position assists with a wide assortment of Life Cycle Renovations and Special Projects for the Community. Provide onsite planning assistance, competitive bidding and supervision of design professionals and contractors. Works with Erickson Facility Management Team to be the on site liaison for Life Cycle Renovations and Special Projects. Ensures best practices are maintained throughout the Community. Updates and maintains Life/cycle renovation schedule for community. ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned. 1. Manage and produce numerous special projects requested by the Community in a timely and appropriate manner 2. Maintain complete understanding of construction documents and specifications for respective projects. Maintain understanding of all owner/architectural directives and changes. Review submittals and shop drawings. 3. Maintain an effective working relationship with Community Departments, design professionals and contractors. 4. Management of Life Cycle, Repositioning and Special Projects to include: a. Identify scope of services and needs for projects. b. Manage pre-bid, pre-con, progress meetings, and punch outs. c. Schedule contractors and coordinating with Community Departments. d. Supervise contractors on a daily basis. e. Approving change orders on Community's behalf, in agreement with GSD/FD. f. Coordinating furniture and material receiving. 5. Provide Construction Management: a. Ensure contractors perform all work to specifications and Erickson Standards in a professional workmanlike manner. b. Assure that safe working conditions exist on the job site, maintain compliance with appropriate governmental safety standards. c. Coordinate the activities of various contractors, ensuring that their work is completed. Coordinate all work schedules with the General Services Departments and respective Community Departments. d. Ensure all work is in compliance with contract documents, industry standards, quality and completeness to minimize 'punch-work' and warranty call backs. Establish and recognize acceptable levels of quality and incorporate means and methods of maintaining quality standards, including Retainage until the work is complete e. Ensure all required permits are received and AHJ requirements met. Facilitate any required inspections by various jurisdictional authorities, perform preliminary inspection of work to ensure compliance with code requirements and maintain cooperative relationship with inspectors. f. Ensure the project is maintained in a clean and orderly manner, organizing bids conducting progress meetings, and conducting punch-outs and final acceptance walk-throughs g. Completely and thoroughly understand all aspects of job, terms and conditions of contract agreements, purchase orders, contract documents, and basic requirements of building codes, OSHA regulations and/or other industry standards. h. Establish schedules for construction phases for all projects. Communicate and coordinate project schedules with the communities. Ensure schedules are met and coordinated among the various trades and suppliers. Works with Community Departments to schedule punch-outs with contractors and appropriate consultants. i. Provide General Services Director with budget estimates for potential projects. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. 1) Must be familiar with construction documents and be able to read and correctly interpret project plans, specifications, shop drawings and other project related documentation. 2) Must be able to effectively manage the Contractor pay request process. 3) Must be able to produce project scopes of work, RFP's and bid cost analysis break downs to ensure apples to apples pricing and that the best qualified contractors are selected. 4) Must be able to objectively evaluate contractor candidates to determine suitability for the required work to be contracted. 5) Must understand and be able to produce critical path method scheduling for maintaining project time lines. 6) Must be able to evaluate bid options and award contracts in a manner that optimizes value to the community. 7) Must be able to manage project budgets and report monthly on progress and any variances to proforma. Should possess excellent organizational, written and interpersonal skills. Must possess an ability to effectively interface with various contractors and management staff at all levels. Must function independently, be flexible, have personal integrity and possess the ability to effectively work with residents and staff. Must have the ability to coordinate and manage multiple tasks simultaneously. Deal effectively with representatives of the Owner, various Consultants, Contractors and community staff to facilitate problem solving. Maintain ethical and business-like relationships with contractors and suppliers. EDUCATION and/or EXPERIENCE: A Bachelor's Degree with a concentration in Construction Management, Engineering, Architecture or related disciplines is preferred. A minimum of three to five years of experience in Construction Management is required. Alternatively, on the job experience related to construction management with a minimum of five years may be considered. Must be proficient in use of Word, Excel and MS Project.
